Introduction
DazMac Contracts was commissioned by West Lothian Council to undertake the restoration of a four-bedroom property in Livingston, Scotland, severely affected by fire damage. The project was not only focused on repairing the extensive fire damage but also on upgrading the property to meet modern standards. The restoration involved comprehensive structural repairs, installation of new systems, and high-quality finishes. With a project timeline of 11 weeks, our team delivered a fully restored and upgraded home that exceeded client expectations, all while adhering to stringent building and safety regulations.
Pre-Construction Planning
Our approach began with the development of a tailored Construction Phase Plan in line with the Construction (Design and Management) Regulations 2015 (CDM 2015). This plan included detailed risk assessments and method statements to ensure the safety and efficiency of the project. Given the property’s condition, a key aspect of this phase was conducting an asbestos survey, which allowed us to safely manage and remove any hazardous materials before commencing restoration work.
Preparation
The project kicked off with a thorough strip-out, during which all fire-damaged
materials, including ceilings, partitions, doors, skirtings, facings, and insulation,
were removed. Following the guidelines from the asbestos survey, our team
carefully extracted any hazardous materials, ensuring a safe environment for the
restoration work.
Structural Rebuild and Partition Installation
We replaced key structural components, including damaged trusses and partition walls, to restore the property’s structural integrity. New plasterboard was installed across all interior surfaces, followed by the installation of fresh skirtings and door facings, providing a cohesive and polished finish throughout the home.
Electrical and Heating System Overhaul
The property underwent a complete electrical rewire to bring it up to modern standards. We also installed a brand-new combi boiler and heating system, including radiators throughout the property, ensuring the home was not only restored but also energy-efficient and comfortable.
Interior Refurbishment and Modernization
To achieve a high-quality interior, all walls were replastered and finished with a fresh coat of paint, giving the property a revitalized and modern appearance. Additionally, we installed a fully fitted kitchen and bathroom, further enhancing the property’s functionality and appeal.
Window, Door, and Insulation Upgrades
As part of the comprehensive restoration, all windows were replaced with highperformance, double-glazed units to improve energy efficiency and security. A new front door and upgraded interior doors were also installed, significantly enhancing the property’s aesthetics and functionality.
