Introduction
DazMac Contracts was appointed to carry out the reinstatement of a fire-damaged property in Wishaw. The fire had originated in the main bedroom, causing significant damage throughout the property, including to the ceilings, stud walls, and internal fixtures. Our brief was to restore the property to a safe, habitable condition, meeting modern standards for electrical and heating systems while addressing unforeseen challenges such as dampness. The project required a complete strip-out, extensive remedial works, and full internal reinstatement. Through careful planning and execution, our team delivered a fully reinstated property, ensuring both safety and functionality were restored.
Pre-Construction Planning
The project commenced with the preparation of a comprehensive Construction Phase Plan to ensure compliance with the Construction (Design and Management) Regulations 2015 (CDM 2015). Detailed risk assessments and method statements were developed to safeguard the health and safety of all personnel involved. Given the extent of the fire damage, we carried out a thorough assessment of the property’s condition during the initial phase. This included identifying structural and environmental issues, such as dampness, which required specialist intervention before progressing with the reinstatement works.
Preparation
The first stage of the project involved a complete strip-out of all fire-damaged elements. This included removing the damaged ceilings, stud walls, skirtings, internal doors, heating system, bathroom, and kitchen. By stripping the property back to its shell, we created a blank canvas to facilitate the full restoration process.
Dampness Challenge and Remediation
During the rip-out phase, dampness was discovered in both bedrooms. Specialist contractors were engaged to perform a detailed survey and carry out damp proofing works to rectify the issue. This additional step was critical to ensuring the longevity and quality of the reinstatement works.
Heating and Electrical System Replacement
The fire had rendered the existing systems inoperative, necessitating the installation of a completely new central heating system, including a high-efficiency combi boiler. This upgrade ensured the property met modern energy standards and provided reliable heating for future occupants. We also carried out a full electrical rewiring of the property, bringing it in line with current regulations and ensuring all systems were safe and fully functional.
Internal Restoration
Following the completion of structural and mechanical works, we undertook the internal restoration of the property. This included plastering all walls and ceilings to achieve a smooth, professional finish, followed by a complete repaint throughout the property. New skirtings, facings, and internal doors were installed, providing a clean and cohesive look.
Window and Door Replacement
All windows were replaced with high-performance, double-glazed units, improving insulation and energy efficiency. A secure new front door was installed, alongside replacement interior doors, ensuring the property met both functional and aesthetic requirements.
Conclusion
Despite the challenges posed by the extent of the fire damage and the unexpected discovery of dampness, DazMac Contracts successfully completed the reinstatement of the property on schedule and to a high standard. The project highlights our ability to manage complex restoration works, delivering safe, functional, and fully restored properties that meet modern standards.
