Introduction

DazMac Contracts was selected to undertake the restoration of a property severely affected by fire. The project involved not only repairing the structural damage but also upgrading the property to modern standards. From structural repairs to installing new systems and finishes, our team worked diligently to bring the property back to its full potential, ensuring compliance with all current building and safety regulations.

Pre-Construction Planning

Our approach began with developing a tailored Construction Phase Plan, aligned with the Construction (Design and Management) Regulations 2015 (CDM 2015). This plan included comprehensive risk assessments, method statements, and seamless collaboration with all parties involved. A critical part of this phase was conducting an asbestos survey to safely manage and remove any hazardous materials found on-site.

The Process

  1. Comprehensive Strip-Out and Site Preparation

The project began with a thorough strip-out, where we removed all fire- damaged materials, including partitions, ceilings, and insulation. Guided by the asbestos survey, any identified hazardous materials were carefully extracted to ensure a safe environment for the restoration process.

  1. Structural Rebuild and Partition Installation

Key structural components, including damaged hallway cupboard trusses and partition walls, were replaced to restore the building’s integrity. We also installed new plasterboard across all interior surfaces, complemented by fresh skirtings and door facings, ensuring a refined and cohesive finish throughout the property.

  1. Electrical and Heating System Overhaul

A complete electrical rewire was undertaken to meet modern standards, followed by the installation of a new combi boiler and radiators throughout the property.

  1. Interior Refurbishment and Modernization

To achieve a high-quality interior, all walls were replastered for a smooth finish. We then applied a fresh paint finish, giving the property a revitalised appearance. Additionally, we installed a new fitted kitchen and bathroom.

  1. Window, Door, and Insulation Upgrades

As part of the restoration, all windows were replaced with high-performance, double-glazed units to improve both energy efficiency and security. In addition, we installed a new front door and upgraded all interior doors, significantly enhancing the property’s aesthetics and functionality.
