Introduction

DazMac Contracts was contracted to undertake the complete restoration of a fire-damaged property. The project required extensive structural repairs, modernization of essential systems, and high-quality finishes to restore the property to a habitable state. Our team ensured that all work complied with the latest building regulations and safety standards, delivering a property that exceeded client expectations.

Pre-Construction Planning

Before commencing the restoration, we developed and implemented a comprehensive Construction Phase Plan in accordance with the Construction (Design and Management) Regulations 2015 (CDM 2015). This plan included detailed risk assessments, method statements, and coordination with all stakeholders to ensure the safety of personnel and the integrity of the worksite. Additionally, a full asbestos survey was conducted to identify and safely remove any hazardous materials, ensuring compliance with health and safety regulations.

The Process

  1. Full Strip-Out and Debris Removal

 We performed a complete strip-out of the property, removing all fire-damaged materials, including compromised partitions, ceilings, and insulation. The asbestos survey identified and guided the safe removal of any asbestos- containing materials, ensuring a hazard-free environment for reconstruction.

  1. Structural Repairs and Rebuild

 Damaged partitions and door standards were replaced. New plasterboard was installed on all walls and ceilings, along with new skirtings and door facings throughout the property, enhancing the overall finish and detail.

  1. Electrical and Mechanical Upgrades

 A full rewire of the property was completed, implementing a modern electrical system in compliance with current safety standards. We also installed a new heating system, including a high-efficiency gas combi boiler, ensuring reliable and energy-efficient performance.

  1. Interior Finishes

 The entire property was plastered to create smooth, even surfaces. Following this, we carried out comprehensive painting and decorating. Additionally, we installed a brand-new, fully-fitted kitchen with modern cabinetry and worktops.

  1. Windows and Doors Replacement

 All windows were replaced with energy-efficient, double-glazed units to enhance thermal insulation and security. A new front door was installed, improving both the appearance and security of the property.
